We recommend you read these terms and conditions carefully. They detail your rights and obligations, as well as those of XeckinHolidays. By making a payment to XeckinHolidays, you confirm your acceptance of the following conditions.

By making a payment to XeckinHolidays, you confirm your acceptance of the following conditions.

1. Nature of the Contract

XeckinHolidays acts as an intermediary in the conclusion of rental contracts between owners and tenants.

The rental contract is established exclusively between these two parties, with corresponding rights and obligations for each according to the rental agreement. XeckinHolidays, representing the owner, assumes no responsibilities beyond its role as an intermediary, and in no case will its liability exceed the amount of the rent paid by the tenant. XeckinHolidays reserves the right to refuse or cancel bookings at any time.

2. Payment Conditions

The reservation will be formalized once your booking form, the deposit or first payment, or the total amount of the reservation is received. If payment is made in two installments, the second payment must be made no later than 8 weeks before the start of the rental.

It is very important that you specify the booking number when making the payment via bank transfer. XeckinHolidays reserves the right to cancel your reservation if the deposit or total payment is not received by transfer within 5 days of sending the booking form. If payments are made by credit card, the reservation is confirmed at the time of payment.

3. Cancellation Policy

Cancellation by the Tenant:

  • Cancellations less than 4 weeks before the arrival date: 100% of the rent will be charged.
  • Cancellations between 4 and 8 weeks before the arrival date: 75% of the rent will be charged.
  • Cancellations more than 8 weeks before the arrival date: 15% of the rent will be charged.
  • If the second payment is not made on the stipulated date, you will be given 5 days to complete the payment. If the payment is not made and no explanation is provided, the reservation will be canceled, and the previously paid amount will be retained by XeckinHolidays.com.

Cancellations must be communicated in writing and via email to guests@xeckin.com.

Cancellation by XeckinHolidays: If the cancellation of a rented property is required, the tenant will be notified and an alternative offered if possible. If you do not accept the alternative or another option cannot be offered, the amounts paid will be refunded within a few days.

4. Satisfaction Guarantee

XeckinHolidays is committed to preparing your vacation with the utmost care.

We value your opinions and always strive to improve. We want you to have a clear view of your vacation home before booking.

If upon arrival, the vacation home does not match the description on our website – which is very unlikely – notify us at guests@xeckin.com. This agreement covers properties that do not meet predefined characteristics or have temporary issues that cannot be resolved. The owner will be responsible for resolving these temporary issues, and if it is not possible, XeckinHolidays will attempt to offer an alternative. If you decide not to use the residence and do not accept the alternative, we will refund your money, which will be transferred to your account within a few days.

Steps to benefit from this guarantee:

  • Contact us in writing at guests@xeckin.com if upon arrival the property does not match the description.
  • Allow the local team and the owner to resolve the problem.

5. Best Price Guarantee

XeckinHolidays guarantees that the price offered on our website is the lowest. If you find the same property at a lower price and with the same conditions, XeckinHolidays will match that price. The amount stipulated as a deposit or security deposit is exempt from this agreement. This action applies for 7 days after booking on our website and once proof has been submitted via email to guests@xeckin.com.

6. Deposit

The properties on our website have different deposit policies. This information is available at the time of booking.

7. Tenant's Responsibility

As a tenant, you are responsible for the rented property and any damage caused during your stay, dirt, or disorder. Upon departure, you must leave the property in the same clean and orderly condition in which it was delivered to you. XeckinHolidays may withhold from the provided deposit or from the tenant's bank cards the amounts corresponding to the replacement, repair of damages, and extra cleaning tasks due to dirt or disorder. This action must be notified by XeckinHolidays via the email provided in your reservation, with attached photographs justifying the charge.

XeckinHolidays may terminate the contract without refund in extreme cases, such as intentional damage, serious disturbances, or housing more people in the property than stated in the property description. The tenant must respect the neighbors' rest between 22:00 and 08:00.

No more people than specified as the maximum capacity of the property villa are allowed to stay without written permission from XeckinHolidays.

Pets are only allowed if specified on the website and the booking form.

8. XeckinHolidays' Responsibility

XeckinHolidays is not responsible for damages, losses, or thefts suffered by tenants and for unintentional errors in the description of properties that do not alter the functionality of the vacation property.

XeckinHolidays is not responsible for noise pollution that may occur at specific times near vacation properties.

9. Construction

XeckinHolidays properties may be near construction sites not controlled by us, which may cause disturbances.

We will consult with our local offices to mediate in these cases.

10. Arrival and Departure

Unless otherwise specified, check-in procedures will be carried out at our office. Before your arrival, you will receive an email with the document “Check-In Instructions,” which contains all the instructions for the office and other information of interest for your arrival.

The check-in procedure time is from 16:00 to 20:00, and hours outside this schedule can be arranged. The conditions for these check-ins outside of hours will be informed in the “Check-In Instructions” document.

Access permission to the properties may not be granted if all your companions are not correctly registered as required by the Police Department.

11. Services

Not all services mentioned in the descriptions (pools, playgrounds, restaurants, amusement parks, museums, etc.) are open all year round. XeckinHolidays is not responsible for the inaccessibility of these services during your vacation.

12. Cleaning

All our properties have the same cleaning policy.

Upon arrival, the tenant must pay the amount corresponding to the departure cleaning. Likewise, the tenant is required to leave the property in the same clean and orderly condition in which it was received. If the property is not returned in adequate cleaning and order conditions, an additional cleaning charge may be applied, which will be notified within 24 hours of your departure.

17. Special Conditions for the Tenant

XeckinHolidays offers accommodations with different agreements with the owners, which will be described when making the reservation.

The differences can be:

A. Guarantee for Families and Youth Groups and the Damage Fund

The amount of the deposit or damage fund is specified on the page of each property or at the time of booking.

  • Families pay the deposit upon arrival.
  • Youth groups pay a deposit of 150 € per person, up to a maximum of 1,000 €.
  • The damage fund is a non-refundable amount paid upon booking and is an alternative to the deposit. The coverage of this fund is for the replacement of broken glasses, plates, or any accidental breakage up to a maximum value of 120 €. Intentional breakages are excluded.

B. Security Deposit

A cash security deposit is paid upon arrival, which is refunded via bank transfer within 10 days after departure. Any damage may be deducted from the deposit.

C. Arrival and Departure

The arrival and departure policies vary and are specified on the page of each property.

D. Extra Services

Cleaning during the rental is optional and paid upon arrival.

  • The rental and cost of towels and sheets are specified on the page of each property.
  • The use of gas, water, and electricity is generally included, but there may be additional charges if they are misused.

18. Minors under 18

According to European legislation, only persons over 18 years old can book a property without adult supervision.

19. Exceptions to the Guarantee/Deposit Procedure

At any time, an additional deposit may be required from groups of people over 25 years old who are not traveling as a family.

20. Complaint Procedure

Any error or problem must be communicated to the local representative upon arrival or to their email guests@xeckin.com.

If it cannot be resolved, notify guests@xeckin.com in writing. Complaints received after 7 days of your departure will not be accepted.

21. Legislation

These terms and conditions are governed by Spanish legislation.

22. Dispute Resolution

Any dispute not previously and amicably resolved may be submitted to legal evaluation in Spain.

Both parties will appoint a lawyer, who in turn will appoint a third lawyer if necessary.
